


a.) We will be Sole Agents for a period of 12 weeks from the date of the agreement.
b.) The Sole agency will continue thereafter unless terminated by either party on fourteen days notice in writing and during the period of Sole Agency, you as the Vendor will not instruct any other agent to sell the property. All negotiations will be entered into on a subject to contract basis. If the property is sold during this period then you are liable to pay Greenstone Estates a fee.
You will be liable to pay remuneration to us, in addition to other costs or charges agrees, if at any time unconditional contract for the sale of the property are exchanged with a purchaser introduced by us during the period of our Multiple Agency, or with whom we have negotiations about the property during that period, or with a purchaser introduced by another agent or another third party during that period. During our Multiple Agency Agreement other agents maybe instructed, if another agency successfully sells the property then you are not liable to pay Greenstone Estates a fee.
Greenstone Estates commission is calculated at the rate of
2 % of the eventual selling price of the property in the case of sole agency and at
3 % of the eventual selling price in the case of multiple agency.
The type of agency in place on the data forms a binding contract and shall determine the percentage rate of the commission. Commission will only be payable if a purchaser is introduced directly or indirectly by us, or if a purchaser is introduced by any other agent during the period of the sole agency and in any case, that purchaser enters into a binding contract to purchase the property.
All fees are subject to VAT at the current rate. We are hereby authorised to submit our account to your solicitors on exchange of contracts for payment within 30 days, or on completion, whichever is the sooner. We reserve the right to charge daily interest on outstanding amounts from that date at a rate equal to 3% per annum above Barclays Bank PLC base lending rate prevailing from time to time until payment in full is received by us. Interest shall continue to accrue not withstanding termination of this Agreement for any cause whatsoever.
We are hereby authorised to incur on your behalf all costs relating to advertising and other agreed expenses up to a maximum of £ xxxx plus VAT.
Written details of any further proposed expenses will be provided and approved by you prior to their being incurred. In accordance with normal commercial practice, any discounts received from the suppliers are the property of Greenstone Estates.
Greenstone Estates confirm that under section 16 of the Estate Agents Act 1979 they will hold purchasers deposit (if any) in accordance with the terms of the act.
Under this Act, the Vendor must disclose to Greenstone Estates whether the Vendor's relatives have any connections with Greenstone Estates.

All offers to purchase the property will be confirmed in writing by Greenstone Estates.
In order to maximise every opportunity to ensure a successful sale of the property, Greenstone Estates will offer, without obligation, mortgage, investment, insurance, and services to prospective purchasers if appropriate.
Occasionally Vendors are approached directly by a prospective purchaser. Should you receive such an approach we recommend that you direct that enquiry to us and inform us immediately. In the event that we negotiate a sale to any person in such a manner and that purchaser enter into a binding contract to purchase the property then commission shall be payable to us as if we had introduced that person.
Circumstances may arise where we deem is desirable to enlist the co-operation of other selected agents in connection with the sale of your property. If we propose to do so we shall advise you in writing. Any such agreement will not increase your liability to pay commission.
We may advertise the property, with pictures in various local mediums, the internet and board advertising at the property, if possible.
SOLE AGENCY: YOU WILL BE LIABLE TO PAY COMMISSION TO US, IN ADDITION TO ANY OTHER COSTS OR CHARGES AGREED, IF AT ANY TIME UNCONDITIONAL CONTRACTS FOR THE SALE OF THE PROPERTY ARE EXCHANGED WITH A PURCHASER INTRODUCED BY US DURING THE PERIOD OF OUR SOLE AGENCY OR WITH WHOM WE HAD NEGOTIATIONS ABOUT THE PROPERTY DURING THAT PERIOD OR WITH A PURCHASER INTRODUCED BY ANOTHER AGENT DURING THAT PERIOD OR IF YOU EXCHANGE CONTRACTS OR ENTER INTO NEGOATIATIONS WITH ANY PURCHASER DURING OUR SOLE AGENCY PERIOD. YOU SHOULD NOT SIGN THIS AGREEMENT UNLESS YOU AGREE TO THE TERMS.
