Our rentals department has been established since 1995. We have built up a large portfolio of luxury accommodation for short to long term tenancies. Most properties are managed by Greenstone so you can be sure that should any problems arise you will be in safe hands. We have a 24 hour emergency Hot Line.
We are a member of the National Association of Estate Agents and are bound by the association's rule of conduct.
We are a one stop agency that will show you a selection of properties, explain the complete procedure from applying for references, preparing tenancy agreements to ensuring your deposit is refunded in full at the end of the tenancy.
- Search our property database and choose which properties you would like our negotiators to show you. We can meet at a local tube station or address and will transport you to each property and then take you back to any local destination.
- Should you want to reserve one of the properties you see we can take it off the market for you if we are in receipt of a deposit of at least one week's rent. We take payments by cash or all Major Credit Cards.
- Once you have found a property you wish to rent our negotiator will bring you to our offices. There you will meet one of our property coordinators who will guide you through the process of renting a property. The property coordinator will be your contact from there on and will be responsible for applying for your references, drawing up draft contracts for you before the commencement of the tenancy and can advise you on all aspects of the rental procedure from transferring relevant utilities into your name to arranging a removal van for you.
- All you need to do is fill out a simple one page application form, supply us with a proof of address and we will do the rest. Within 24 hours, subject to the results of your references, you could be approved for tenancy.
- All tenants are to come to our offices to sign contracts. We use an Assured Shorthold Tenancy in most cases and it can be for any fixed period of time, with or without a tenants break clause ( subject to Landlords approval ).
- You will be required to pay between 4-6 weeks rent as a deposit to be held by either the Landlord or the Agency throughout the term of the tenancy. You will also be required to pay at least one moths rent in advance. There may be a charge for preparation of inventories and contracts - you will be advised of these charges when placing your initial deposit.
Once contracts are signed, keys will be given to all tenants and our property coordinator will take you to your new home. All machines and electrical equipment will be explained to you, copies of all manuals will be made available and a full inventory of contents and conditions will be left in the property for you to check. Unless otherwise stated you will be responsible for gas, electricity, telephone ( if required ) and council tax. We always inform the relevant utility of your names, although they will need you to contact them directly. You will also be responsible for paying for the TV license ( if required ).
Rent will be paid in the manner agreed with the landlord. Normally by way of standing order and payable in advance. Rental payments can either be monthly, bi-monthly, quarterly, six monthly or annually. You will be sent the original of the Landlords signed contract and statutory notices. Please keep these in a safe place.
