Named Little Venice because there are not many places where you can sip a cappuccino and feel like you’re in Italy.
Dominated by its Canal it is considered to be one of the prettiest and most quaint locations in West London.
Clifton Road in Little Venice offers a wide selection of village style shops including a butcher, a baker an organic grocer along with a Tesco Express for your more generic goods whereas Elgin Avenue in Maida Vale offers a range of local amenities to include Maida Vale tube, buses directly into the West End, mini marts, banks and is within close proximity to Paddington Recreational Ground.
Both areas enjoy a variety of friendly and traditional pubs, trendy gastro pubs and delectable restaurants, not forgetting Vicki’s café – undoubtedly the best breakfast in London.
Maida Vale and Little Venice predominantly offer well maintained mansions blocks and stucco fronted period conversions, most of which have access to stunning communal gardens.
W9 area attracts families and young professional due to its close nit community as well as its vibrant and hip atmosphere.

Due to its affluence, W9 has never seen a great need for open spaces, with its large communal gardens and the attraction of the canal generally sufficing. There is a sizeable sports ground at the north-western edge of Castellain Road, but the only park is: Paddington Recreation Ground W9
The "Rec" is a large park with loads of different areas to explore. It has a large area of grass and picnic areas which are perfect for the summer months. It also has children's play areas with different structures arranged according to age to improve safety. You will also find quieter landscaped gardens around the edges of the park, where you can relax on the grass or one of the benches. Exercise stations are dotted around the park so you can jog around and do a circuit type training session. The Rec also has many facilities to offer in terms of different sports, including flooding lighting, a running track facility and all weather pitches.
